Does Your Building Need to Be Recertified?
In Florida, condominium and residential buildings are required to undergo mandatory inspections and recertification processes as they age. These requirements are intended to evaluate the structural and life safety conditions of buildings and to ensure they remain safe for continued occupancy.
What Florida Law Requires
Under current Florida law, most condominium and multifamily buildings are subject to milestone inspections once they reach a certain age:
- ✓ 30 years from the date of issuance of the certificate of occupancy
- ✓ 25 years if the building is located within a coastal zone
After the initial milestone inspection, additional inspections are generally required at regular intervals as defined by statute and local jurisdiction.
